How to use the FHA Standard Purchase Insurance Estimate Calculator

Model standard FHA forward purchases using the published post-March-20-2023 insurance table. Base loan excludes the financed upfront premium; the insurance duration depends on original LTV and term.

The calculation

Upfront premium = 1.75% of base loan; annual MIP rate follows base-loan/LTV/term table

Worked example

$300,000 price and 3.5% down give a $289,500 base loan and a $5,066.25 upfront premium. At a 30-year term the annual MIP rate is 0.55%.

Assumptions and limits

Initial monthly insurance estimate uses base loan×annual rate/12, not the lender’s annual average-balance premium computation. Excludes special programs, refinance, eligibility, credit-based down requirements, county limits, taxes and other charges; no approval is inferred.
