How to use the Semiannual-Rate Mortgage Payment Calculator

Use a nominal rate whose agreement specifies semiannual compounding, with monthly end-of-period payments. The computation isolates this convention rather than assuming every Canadian mortgage uses identical terms.

The calculation

Monthly equivalent r = (1+nominal/2)^(1/6)−1; payment = P r/[1−(1+r)^−months]

Worked example

A zero nominal rate over 25 years makes the monthly payment principal divided by 300; a semiannual convention differs from annual rate divided by 12 when rate is positive.

Assumptions and limits

No mortgage insurance, taxes, renewal rate, prepayment privileges or borrower eligibility. Do not use this convention when the agreement specifies a different rate basis.
