How to use the Rental Property Cash Flow Calculator

Estimate one stabilized year. Operating expenses exclude debt service, and cash invested is the cash basis used for the cash-on-cash percentage.

The calculation

NOI = rent×12×(1−vacancy)−operating costs; cash flow = NOI−debt payments

Worked example

$1,500 rent, 5% vacancy, $6,000 operations and $9,000 debt payments give $2,100 annual cash flow and a 5.55% unlevered cap rate on $200,000.

Assumptions and limits

No tax, appreciation, sale proceeds, depreciation benefit or future rent forecast. Cap rate and cash return have different denominators and are not interchangeable.
