How to use the Mortgage Calculator
Start with the purchase price and the percentage paid upfront. Enter an estimated annual property-tax bill and annual insurance premium separately so they do not get mistaken for interest. The detailed schedule applies only to the loan itself; ownership costs are added to the monthly headline, not to the amortized balance. Use the HOA field for known monthly charges.
The calculation
Worked example
For a $300,000 home with 20% down, the loan is $240,000. At 6% over 30 years, principal and interest are about $1,438.92 per month. Adding $3,600 annual tax and $1,200 annual insurance makes the estimate $1,838.92.
Assumptions and limits
This is a fixed-rate estimate rather than a mortgage offer. It does not calculate closing costs, mortgage insurance, rate changes, tax increases or eligibility. Enter mortgage insurance under other monthly costs if applicable. A 100% down payment needs no loan, but taxes and other ownership expenses can still remain.
Common questions
Is the displayed total the amount my bank will collect?
Not necessarily. Escrow, mortgage insurance and association fees may be collected separately or change over time.
Does the schedule include tax and insurance?
No. It shows principal and interest only. The monthly headline also includes the ownership expenses you enter.
